Deals Could Indicate Upswing in St. Charles County Commercial Leases
Dutchman Realty recently completed four lease transactions in St. Charles County during the first two weeks of March alone.
According to CEO Broker/Owner Dee Bax, “This is the fastest pace of commercial leasing we have seen in the past two years. Not only have businesses been signing leases, but they are confident enough in the economy that they have also agreed to long terms.” Two of the transactions are for five years; one is for four years.
The leases range from 1,485 square feet of office space to 6,288 square feet of industrial space. The transactions also are at diverse locations, including St. Charles, O’Fallon and Lake St. Louis.
“Hopefully these transactions are an indication of companies’ belief not only in their strength, but also in the continued assurance that St. Charles County is a great place to do business,” Bax notes.

● Elm Point Investment Company, LLC, in the 4-year lease of 6,288 square feet of industrial space at 3711 Mueller Rd. in St. Charles MO, to First Capitol Courier, Inc. Dee Bax of Dutchman Realty represented First Capitol Courier, Inc. Keith Schneider of Cassidy Turley represented Elm Point Investment Company, LLC.
● 1060 Country Club Rd., LLC, in the 5-year lease of 3,700 square feet of office space at 1060 Country Club Rd. in St. Charles, MO, to Preferred Alternatives of Missouri, Inc. Jeremy Malensky of Dutchman Realty represented Preferred Alternatives of Missouri, Inc. Gerry Prinster of Coldwell Banker Gundaker Commercial represented 1050 Country Club Rd., LLC.
● J. and D. Investment Group, LLC, in the 5-year lease of 2,700 square feet of office space at 1031 Peruque Crossing Ct. in O’Fallon, MO, to William B. Brown Psychological Services. Jeremy Malensky of Dutchman Realty represented both parties in the transaction.
● GGI Enterprises, LLC, in the 2-year lease of 1,485 square feet of office space at 21B Hawk Ridge Dr. in Lake St. Louis, MO, to New Line Direct, LLC. Dee Bax of Dutchman Realty represented both parties in the transaction.
